What is a Bachpad?

A Bachpad is a pre-built living solution for your backyard or section. They come in a range of sizes and have been designed to provide comfortable living in a minimalist, compact package; perfect as a bach, office, flat, studio or downsized home. The options are endless. 

How and where are Bachpads made?

All of our Bachpads are pre-designed, pre-engineered and prebuilt by our team in the Bay of Plenty, New Zealand. They are built to the highest industry standards, ensuring efficiency and quality.

What do I need to do for my Bachpad?

Our dedicated team takes care of the consent and build stages, while guiding you through your responsibilities for site selection, information and the receiving of your Bachpad.

what will my Bachpad cost?

Bachpad is an affordable living solution and offers one, two and three bedroom options. The starting prices for these are: 

Bachpad 1 starting from $100,000 +GST (30sqm)

Bachpad 2 starting from $120,000 +GST (40sqm)

Bachpad 3 starting from $150,000 +GST (60sqm)

All Bachpad’s have the option to come ‘Naked’, with shutters or rain screens removed, for added affordability. This cost excludes optional extras. 

The starting prices for Naked Bachpad options are: 

Bachpad 1 starting from $90,000 +GST (30sqm)

Bachpad 2 starting from $105,000 +GST (40sqm)

Bachpad 3 starting from $120,000 +GST (60sqm)

Mortgage finance is offered by most banks and mortgage brokers. We’re happy to talk you through this process and steer you in the right direction. 

Additional costs:

• A $5,000+GST non-refundable deposit is required to prepare the initial location plan and package. 

• We recommend allowing approximately $10,000 - $20,000+GST for in-ground services, such as drainage, power, gas and telecommunications.

Please contact your local authority for indicative costs of Resources and Building Consent application processes.

As a proud Kiwi company, we strive to use New Zealand-made products and services where possible. Some of our supply partners include: Mico Bathrooms, Urban Lounge and Vekart.

We also work with COLORSTEEL®, GIB, Premier Insulation, Resene, Altas, Phoenix, Fisher & Paykel.

WHO CAN TRANSPORT MY BACHPAD?

We deal with a reliable mover based in The Bay of Plenty.

WHERE CAN I SEE A BACHPAD?

We’re in the process of bringing a showroom to the Bay of Plenty in 2020 – you can register your interest here and you’ll be the first to hear when it arrives.

WHERE CAN I CONTACT SOMEONE ABOUT A BACHPAD?

WHAT ABOUT COUNCIL CONSENTS + PLANNING?

To get your project underway, we recommend obtaining a geo-tech report to ensure your intended site is suitable. We also recommend a planning survey to ensure the set-out is accurate as well as obtaining consent documentation. 

We’ll do our best to guide you through this process, assisting you with any questions or concerns. We organise your building consent with you after your initial deposit, preparing a location plan and all pre-consent documentation. 

Note: you may require a resource consent depending on the rules of your local authority. 

The Building Consent process will take approximately 20-30 working days. 

When the Bachpad is finished at your site, the builder obtains a code of compliance certificate (CCC). 

Please contact your insurance company to discuss your insurance needs through the build and delivery process. 

You’ll also be responsible for providing all the required documentation to ensure your site is suitable, including (but not limited to); certificate of title and consent notice, geo-technical report, survey plan (indicative location set out), resource consent and planning approval.

WHAT ABOUT MY SITE SPECIFICS? 

Bachpad has been created in strict compliance with New Zealand standards.

Designed for suitability in most New Zealand climate zones, Bachpad also meets the highest earthquake design requirements. 

Unique site requirements like sloping sites and limited road access may require additional surveying and foundation design to ensure compatibility. We’ll work through this with you. 

Bachpad is able to be used for commercial applications – you’ll need to contact your local council for advice on potential planning restrictions in your area.

HOW I CAN CUSTOMISE MY BACHPAD?  

While Bachpad’s floor plans, designs and layout changes are fixed - finishes and fixtures can be customised. Our ‘Naked’ option also allows you to remove rain screens and shutters for greater affordability, with a number of colour schemes available.  

Your Bachpad also comes with Vidaspace flooring. There are available options within their range to customise the floor finishes. 

Window coverings are not included.

WHAT ARE BACHPAD’S ENVIRONMENTAL SERVICES?

Bachpad is insulated with thermal properties and adheres strictly to New Zealand Building Code standards. Heat pump installation is optional. 

It’s important to note, Bachpad doesn’t include any connections to power or water on site. Please contact local tradespeople to discuss your situation and any requirements prior to installation. 

Solar options are available to power your Bachpad. If you’d like to explore these, please get in touch with one of our team members. 

Waste-water is dealt with in accordance with your site’s conditions. You will need to understand these prior to installation and can learn more by contacting our team or a local authority.
